Lobby make-over brings new energy to 123 William St

Spector Group, a LEED accredited architecture, interior and planning firm, announced that construction is complete on the entire interior and exterior renovation of the lobby of 123 William Street.

The building is owned by East End Capital, an investment firm that targets office, retail and residential properties in major markets on the east coast of the U.S.

“The challenge was to give this significant location an exceptionally powerful architectural entry way, making it the new face of East End Capital’s monumental building renovation,” said Spector Group principal Marc Spector, AIA, NCARB.Prominently located near the new Fulton Center in the Financial District, 123 William is a 27-story, 550,000 s/f building.

“We looked at multiple ways to enhance the scale and visualization of the building’s portal, using innovative materials that are both scintillating and timeless.”

Spector Group’s renovation of the multi-story entrance gives a full visual into the lobby’s new face. The blending of pearlescent white glass, Italian Carrera stone, stainless steel and the warmth of the elegant wood detailing has become the palette for the theme of the project.

“This once mundane lobby has transformed into one of the predominate entrance portals within downtown Manhattan’s resurgence,” said Michael J. Mannetta, AIA, Spector Group Senior Partner.

“The new lobby is transformative for the asset, giving it a substantial street presence and a brighter, more inviting nature,” said Adam Pogoda, East End Capital. “We’re delighted at the energy it communicates and that it has been instrumental in helping us lease over 185,000 s/f in the last year.”

Spector Group was the primary architect on the project, which began in March. The project, which was handled in phases while the building was fully occupied, was completed on time.
